@Philip Choi any real estate agent can find you a tenant, but most do not manage rentals PROFESSIONALLY.Many agents do TRY to manage rentals to make a few extra bucks, but they often don't tell their real estate broker and they rarely have software and other necessities to manage well.There are some real estate brokers that also manage properties, but if they don't have staff 100% dedicated to management, it's often a disaster.Check out NARPM.com for property management companies that are dedicated to property owners.

.)- CRM for your sellers, buyers, properties, team members (agents, lawyers, title, etc)- lead fallow up system with access to call recordings, email and/or sms, tracking number of touches- ability to track KPIs (key performance indicators) of a given campaign (cost/benefit analysis)- delivery system for campaigns (direct mail, ringless vmail, sms, email, cold calling)- ability to add, manage and assign staff to tasks and projects- add tasks to calendar for assigned staffasking for a friend  :^)

However with our title company connections and in house staff we only got stuck about 3 or 4 times on stuff that title could not clear .. so just the cost of doing business on the sub too downpayments were low 10k to 50k  down that was the risk. the auction stuff higher risk but we never took a major loss there .
