I'm looking to do a major rehab on a rental property that has all hardwood floors and the walls will be painted Agreeable Gray.

For example, nice carpet or even hardwood may work well to match comps for resale, but durable vinyl plank is a good option for a rental. 

@Sean Autry we had a tenant whose bigazz dog tore up oak hardwood flooring & I wish I still had the pics.

Thankfully the unit is all hardwood floors, so there's no carpet or other soft materials to deal with. 

Around here, the classic 2 or 3 bed apartment will be built in the 20's to the 50's, it has a living room in the front, dining room in center, kitchen in rear, and bedrooms to the side, all with closets, and hardwoods. 

I have done everything from sheet-rock to hardwood floors to roofing and plan to fix my first properties myself with the help of my brothers until I get the ball rolling and can afford to hire contractors.
