Cold calling is a great idea to get started, but maybe try connecting with local real estate groups or online forums too—they can sometimes have off-market deals.

I'm definitely gonna consult an attorney experienced in evictions.

Biggest red flag, many EXPERIENCED and NEW LOs do is overpromising and under delivering. 

Check out this recent thread on LLC’s, it’s pretty eye-opening that of all the very experienced investors on here, with centuries of investing experience combined, the consensus was that LLC’s are not needed for most investors:  https://www.biggerpockets.com/forums/926/ Of course gurus will tell you that you need one before you even have a single property, because it makes them sound smart.

This type of asset would provide much less of a headache than what you're currently experiencing with your rental property and provides diversification across assets.Would be happy to talk through more if you have questions!
