@Alexander Merritt  First, think about the type of life you'd like to lead (ex. not be woken up at night, enjoy college towns, etc.). 

the $700 probably does not even cover maintenance/cap ex on 2 units at smaller unit count pricing.  5% vacancy/no payment is $230/month.  

Ex - do I need a lease for each room or whole house lease (but what happens when some move out earlier than others) or?? 

I have a small health care benefit from my local government career, and I have VA health care since I'm ex-military but it's not as good as it used to be (too many people in the system, too few providers at the VA) so I am planning on buying a supplement on the marketplace when open enrollment comes in November.

First the approved tenant moves in: perfect applicant, single mom with one kid, no pets... soon her adult kids move in with their kids and then her ex moves in with his kids and their kid's kids and their pitbulls and mastiffs... 

Like in Phoenix lot of new SF inventory as well, I am not surprised if those are second house or ex-STR.
