That’s more than simply posting an ad on Zillow, but having a sales funnel that will allow you to filter out that junk spam and ask people the clarifying questions that will implicitly confirm they are human beings with a heartbeat and income to pay for your rental.

Eventually I came to conclusion that stupidity, greed and lack of reasoning skills are just part of human nature and those traits manifest themselves most vividly wherever money is involved.

My experience has taught me that it is just a human nature to seek the most benefit for them at any cost, even if it means harming someone who facilitates profitable transaction serving their interests.

Many if not all STR policies cover the dwelling itself but may exclude liability while you have guests because the Airbnb coverage is primary in that situation.

The $2000 quote the guy gave me should have been to completely re-do a few rooms or more.Not to be a jerk, but, why are you dwelling on this 2K bid?

Vacant dwelling coverage can be written with theft coverage with a few companies but again they may also require safeguards.  

You might feel silly at first but it makes it much easier to get through when you are talking to a real human being. 

Just keep in mind that the people here are human, make mistakes, and do things "their way," and you should always do your own diligence on whatever questions you ask.

I don't think you'll find unrestricted but I don't know the market it just sounds like an absolute word from someone that doesn't understand what zoning and entitlements are and how you get permission to build multiple dwellings on one parcel.
