You are defiantly right about finding realtors in my area to broaden my perspective on many different deals available.

If you keep getting bid out change your strategy or broaden where you look.

@Sean Llewellyn all of those things help boost rental value. if an appraiser is looking determine value and there are no comps, they just keep broadening their search. i would look into comparable towns that are close by and that is probably your best bet. 

I won't ask you about your secret sauce, but again just trying to broaden my understanding of this specific market cycle in Utah.

You may want to broaden your geographic area if that is the type of investment you want or you may be waiting a LONG time. 

Additionally, I broadened the scope of my search parameters to maybe get something closer to said properties and still came up with nothing.

If you are looking to stay in the Bay Area and invest in another location, you may want to consider broadening your search. 

Is there a way to broaden the search without typing each and every city surrounding Cleveland?  

If you find there are still not enough to fill your funnel then broaden the scope.

I'm currently looking for both fix and flip opportunities and BRRRR opportunities, hoping that I'll have better luck finding something if I broaden my criteria.
