Not only do I have to do the quiet title against the heirs, but also the city and school district have a lein on the house for all the back taxes that led to the sale before the house even belonged to me, and I have to pay to have this quiet title brought against them to have the lein released.

I would say I am sorry for your lost but you really need to have renters insurance to cover your property because homeowners insurance doesn't cover personal belongings for tenets.

Then MEH, there could be a hundred reasons from the verbiage never transferred across some internet site, to the listing agent forgetting to add it, to the guy having not done anything with his license in years and just remembered he has been paying the $50 every two years to renew it with the state, but hasn't belonged to the board in years.
