If you’re ok shelling out whatever it costs to repair burst pipes or ice dams with all its associated damage or you’re going to rely wholly on insurance or you only plan to hold the property for a very short period of time then use all your capital for investing.

Look for evidence of moisture on the ceiling, especially along corners and look for ice dams or evidence of ice dams (shingles will be torn/dented) 

But any information that could be a concern like zoning, land use, flood zones, dam break areas...anything that their client should know, the agent should be providing that to their client. 

you can make threshold transition dams your self or you can get them at the box store whichever you preferenjoyand great job!!

You may also consider the Dam East or Dam West just north of 225 - homes just at your budget and very nice communities.
