I was a bit discouraged today, the first, when the ACH withdrawal hit and the collection number was not great.  

As far as safety , bodies are piling up in NY right now and there's anger towards China creating new virus strains with wild animal markets for food and medicine (and I realize the far east encompasses a lot more than China, but angry broke people don't care)... so I would monitor the situation.

I collect it, then keep 10% in an operating account, pay my company, and then ACH to my clients around day 82.) 

Shelter in place means if you are not and essential employee driving to work, or someone going out to get groceries, medicine, or emergency supplies you can be fined. 

I might suggest a bit more research in asking each provider some TOUGH questions as to HOW ACH and CC transactions are processed.In addition to trust but verify, my second favorite is "follow the money".

From the tenant side, both cost the same to use (free for ACH, under 3% for credit/debit card).

What are the drawbacks of having tenants pay me via ACH directly from their bank account and not bothering with a third party software like Cozy?

I highly suggest reading your emails when you get the updates and making sure your ACH transfer is hitting your bank account monthly or quarterly, whatever it is scheduled for.

In a long run, the real estate market will be fine, as vaccine and cure medicine will be developed within one or two years.
