We have done probate purchases in Oklahoma, the executor was the decision maker.

There isn't a big need to have an LLC if you don't have significant net worth.We have tenants make rent out to us. 

Most markets are expensive and you just have to find the upcoming potential money makers!   

Be a "Deal Maker": Know the terms of a retail / shopping center LOI inside and out, know what higher quality tenants look for, and know what you need to hold firm on and can bend on.  5.

If you want to make real money, partner with someone and learn the trade.

@Matt WoodburyWhat matters is if the property has positive cash flow and a positive cash on cash ROI that meets your investing goals.Having a little extra equity at closing is great, but it isn't a real decision maker if the property has negative cash flow.

I've been investing full-time since 2005.I highly recommend you attend the Charlotte Deal Maker Session meetings which meet the first Thursday of every month at 5pm at the Crowne Plaza Executive Park.

Sadly, most of these who find themselves in such a predicament (remember, you do not get on to a Roddy report by having a stellar reputation as a decision maker :-) )....most who find themselves here fall into the 2 general camps listed above: Those who are paranoid, thinks EVERYONE knows their business, and believes anyone seeking them out to be a creditor.

Preferably one that’s free to make rent payments for the tenants.
