Wife found high quality materials on sale (LPV flooring, quartz countertops, subway tiled showers/backsplashes) and we actually stayed on budget for our first go, so that is a huge win in and of itself.

They're building a subway stop directly under the building in ~10 years so I know the appreciation would not be insignificant, so maybe I can treat it like any other investment in the sense that I'm paying out of pocket every month for an expected appreciation in the future?

I love living in the city, but it is undeniable that as friends in my neighborhood start families, the vast majority move to the suburbs as their kids reach elementary school age for convenience (it's a lot easier to drive to the grocery store and park, than carry your bags home on the subway or pay $10 for a Lyft), stability, and good public schools (private elementary in NYC can run upwards of $20K per kid or more per year).However, I'm curious to see how this generation which has more debt, flatter earnings and less desire for big homes reshapes the face of suburban single family housing and main street areas.Originally posted by @Erik Whiting:Been hearing a lot about this lately.

@Ben Leybovich  why don't you do what most people do and buy a few subway franchises you own them free and clear in about 5 to 7 years.. and then your home free.

Oh and we never really had commercial restaurants  or supermarkets in Mexico beach.All mom and pop places Locals ranOnly place we had was a subway built inside a gas stationI want to see if big money changes that or if local officials stand firm and keep things from getting too out of hand.
