For great tenants, typically 2-5%  yearly in San Jose area. 

If you want a short term rental, just purchase a Hard Rock Hotel property in downtown San Diego.

I prefer San Tan Valley.

Are there other areas in CA that you could drive to and find a multifamily in your budget like in San Bern?

I grew up north of San Francisco but moved to Reno, NV to live and invest because of it's proximity to CA, low property taxes, stable job growth, diversified population growth, lower prices, strong rents, much more landlord friendly tenant/landlord laws, etc.
