If I have some cash do you recommend clearing the loan or invest instead for next property with proper planning ? 

I would also recommend increasing your liability coverage to at least $2M.

I’d recommend something like the tenant is responsible for the first $500, $750, or whatever in repairs for each occurrence.

I'd recommend either being in Italy for some time out the year, every year you have property here, or have someone physically here (like me!)

I would recommend having the property assessed for any damages—were the windows or doors damaged during the forced entry? 

If you want to buy in University city, I recommend staying as close to the universities possible in order to attract the best tenants and have the best room for appreciation.
