I would recommend you buy in the continental U.S. and use this income to just visit abroad.

If you compare the typical yield in the Smokies compared to most other resort areas in the continental U.S., it's still a bargain. 

This is just personal experience and opinion.If you are investing in the dreaded yazoo clay belt (South of Pearl to north of Madison), it is difficult to use banks that are not from this area.

I lived in Berkeley, Goodrich, Davison, Grand Blanc, Flint, Ferndale, Pontiac, Hamtramck, Lansing, Houghton Lake, Warren, Lapeer .. even lived in Pearl City, Hi. for about 2 yrs however, I have lived in Florida now for over 25 yrs , almost 10 of those here in Central Florida area .

I am currently seeing Pearl, MS as a great sweet spot for cash flow PLUS appreciation.
