Definitely join your local chapter of REIA (real estate investors association) or join one of the ones that are fully online (Columbus and Cincinnati).

It's not like other markets where all info is online and everything is super fast and easy.

They have a $5mil builder loan for a 20 unit townhome community they are looking to refinance.

Yes, operations is a big part of that, especially for anyone that wants to be a business for the long-term.If I were you, I would be talking to office brokers about partnering more than an online forum.   

A smaller building that used to be a small community bank that could easily be retail space/ cafe.I will qualify for conventional financing for this property, but with interest rates being what they are, I'm not sure that's the best option.
