Since June 2018, 2 homes of identical or smaller sq footage within a quarter mile of mine, built within 3 years of mine, sold for $1,900,000 and $1,800,000 (each was on the market for less than 2 months before selling. 

The whole area is a total mixed bag--building years from 1959-1983 and square footage anywhere from 1000-1900.

If the comparable properties have small differences (number of rooms, square footage), how do I know how much to take off or add on to my potential price?

Or has less square footage than what the tax people have.

Also, are there any other small hints or tips or boosting the value if we cannot add on any more square footage to the property?

Now fast forward a bit I have two other big problems one the tenant and I agreed to just calculate the square footage of this sunroom and give her a deduction based on the square footage but it is still an issue with a leaking sunroom of doom. 

On this project, we were able to utilize dead space to add some much-needed square footage.

With a small square footage to jump from the HD laminate to a granite or quartz should not be very big. 

A 2/2 house and a 3/2 are not comparable for most people even if they have the same sq footage.
