The drier the air is the Cooler the building will feel, even at the same temperature. 

You've got the Gatorade cooler, benches, team towels, and even an ice bath.

My swamp cooler has being giving me some issues, probably just need to replace motor and this would be cheapest option but thinking about long term HVAC solutions that would be best for my tenants.

Hi Jason,Might be swamp coolers on the roof, and it looks like 1 unit is using a window A/C.Might be a good thing to have an A/C tech look at that entire system along with some costs, unless window A/C is a competitive feature in that neighborhood.Make sure there is enough amperage at the residence for running a modern HVAC if that's what you choose to do.Good Luck! 

The fact is, NO residential AC will cool a space more than about 15 degrees cooler than ambient.

I was thinkin' of getting one of those metal water troughs and doing something similar.....You could put a cooler nearby so the guys can ice up their beer, and not have to get out of the tub to get a fresh one.

Definitely loose the swamp cooler/AC unit!

(Sounds a lot cooler than what it is, the banks and uncle same claim the lions share of the profits).

In my experience, all that's need to bring the lawn back would be cooler weather and water.
