this is my dilemma I just had a tenant of two years who recently moved out on doing the move out inspection I saw that the carpeting which was installed just prior to the tenants moving in had  black paths around where I guess the beds were, the carpeting has buckled in areas from the heavy furniture that they had and its completely matted and no amount of steam cleaning will restore the carpeting.

you could actually paint a black line where one unit ends and the next begins, then choose colors that look good together...light gray, dark gray, tan, brick, green, colonial blue, like bm historical colors or some other palette.

May also work if the duplex is a higher price, larger square footage, in a better school district etc.I know I sound like a broken record on these forums but “Occupancy” is not always a black/White issue

I've met people who owned small apartment buildings with commercial loans, had never missed a payment, and were still in the black on a monthly basis, but had the misfortune of having their balloon payments come due in 2009 and were left standing hat in hand (lost their properties even though they had never missed a payment!).
