A good choice for a couch may be something stain resistant or with a washable slipcover. end tables, lamps, and accessories you can pick up easily at consignment shops.

I also plan to over-engineer my units to be dog resistant (washable walls, tile or laminate flooring throughout, dog friendly fenced in backyards if possible, etc).

To paint them start with an oil base primer then use a latex semi-gloss paint because it is washable since they will collect dust and will need to be wiped down every so often.

In the kitchen and bathrooms is where I will go with a higher quality paint that is washable or scrubbable.

Allure floors, washable semi gloss paint but tenant screening is by far the most important.

It appears besides popping out and cleaning out the washable filters there are additional recommended maintenance in cleaning the coils and blow wheel etc. every so often.  

Things such as waterproof flooring, washable and waterproof walls, mold-resistant ceilings may be good options.

Lesson to landlords, buy real wood or get laminated cabinets with waterproof/washable laminate.

I provided washable clear plastic cabinet liners when we installed new cabinetry in one unit, and specify in the lease that removable, washable liners have been provided, cabinet damage is not considered "normal wear and tear," and that they agree to leave cleaned plastic liners or similar replacement at turnover.
