these are not developers or those looking to split lots saying they relied on a listing for their lot size.. most who are doing value add lot splitting or developing will pull the county records.. or in our case order a trio that we will get in about 3 minutes on the computer for free from our local title company and that will have the tax records copy of the recorded plat map and last recorded Deed.. from there you can easily see how big the property is.
