Properties built with steel beams, both roofs less than 10 years, all heating systems under 5 years etc. 

Until you have to do a major repair like a roof.  

“This needs a new roof, the plumbing is outdated, and look at these cracks in the foundation!”

Get a roof inspection too.

All situations are specific to individuals.Our best wishes and empathy go out to those LA individuals and communities.It’s been about 6 years since one of our storage locations was flooded for about 4 months.  2 feet over the roof.  

I am not able to take equity out of my condo because it is currently on the blacklist due to HOA fixing the roofing and a Fannie Mae rule stating, if more then 50% of the condos in that community are owned by investors, I may not be able to refi.

We have had a pipe burst during the cold winter months, the roof needed to be replaced (thankfully covered by our insurance), and some issues with electrical, which hasn't been majorly updated since it was built in 1973. 

Insurance fell dramatically since a new roof was put on and I switched carriers. 

I'm totally good with some sweat equity but I'm not in a position to do Roof, siding, structural repairs and such.

It isn't like this a condominium where assessments are paying for common parts of the building like the roof, etc.Prior to this, I didn't have much experience serving on an HOA board and have therefore relied on the management company for their opinion on certain decisions.
