Several years ago, I've 'bought' a Phase 2 Environmental Site Assessment (ESA) for an old textile property I had under contract.

They have economic diversity with manufacturing (primarily pharmaceuticals, textiles, petrochemicals, and electronics), a strong service industry, finance, insurance, real estate and finally tourism (only 7% of GDP).

When NAFTA hit in 1993, most of the textile jobs left and this left the town in economic turmoil but recently they have announced plans for a new craft beer complex downtown to help boost the local economy downtown.DM me if you are interested in learning more.

Tobacco under RJR and Textiles were the main local economic pillars Winston-Salem was built around, in the most recent time Baptist Health, and Wake Forest have begun to make Winston-Salem one of the leading medical research hubs.

These would be house often originally built by the textile mill for workers.

My thought process in this would be to purchase and remove  current tenants to do a complete overhaul and re rent, which isn't going to be a problem due to a large textile mill just down the street with hundreds of employees always looking for housing opportunities.

For example, think of small coal towns in PA or in West VA or textile towns in SC.

Other than real estate we love to travel, (almost hit all 50 states with the kids), she is into textiles (knitting, sewing, weaving, spinning) and I’m an airplane/helicopter mechanic, photographer, and do a bit of sewing myself.
