Renters are charged one fee for rent, board and utilities.I don't know if they use a standard lease, but since they generally rent to college students (grad/undergrad and visiting scholars) who attend their church there is a general understanding.

Ballpark cost regarding pavement itself (it depends on the design, your unique market, but for parking lots, assuming no big trucks or lots of scholar buses):Compacted subgrade (at 95% compaction modified Proctor): $3/Suqare YardAggregate base course: 6" @ $7/Square YardAsphalt: 3": $14/Square YardPavement markings: $1.0 SF -- this usually runs on the lower $0.5 to 0.75/SF, but your project is so small, companies will charge you more.

I know I live in a very unique MTR environment with more universities within walking distance of all of my properties than anyone else on this continent, but I do want to add to the list of potential tenants, visiting scholars.If your property is near a university or college, visiting scholars are also potential tenants for fully furnished MTRs.
