Personally, I would not change any tax strategy based on the 2025 sunset of the tax reform, because it is not certain, and some say not even likely.More broadly, long-term tax planning is a flimsy business.

I believe this was changed under last year's tax "reform" bill, but may not have been a permanent change.If I remember correctly, you can take the CapEx as expenses or 50% or something like that.

Your net investment income is your gross investment income (less your fully deductible  investment expense)Your do not have to deduct miscellaneous investment expense from your investment income as tax reform took that deduction away.Bottom line: you can deduct the interest if you itemize but limited to net investment income.
