If they do, you may have a chance under the scenario you're proposing - if they share your concern for it's condition (although that seems unlikely since they've been living with it the way it is for some time, it seems).If you own it, it's pretty lowbrow to expect a neighbor to invest in your property. 

Getting an LLC in place from the start can provide peace of mind and give you a chance to familiarize yourself with the process before expanding your portfolio.

We've noticed 3/1's have had more success as that is what investors are looking for and hindering my chances at a sale.

It's a more affordable market and lower property taxes, so you may actually have a chance to cash flow.

You can probably find some around DFW in some of the outer cities for around $250,000, so 1031 the ones with the most equity into more properties with chances for more appreciation.One thing I would suggest is not to buy NEW from the big production builders. 

My advice is to keep trying because all it took was to find the right smaller bank willing to take a chance on me. 

If you're $400 below market rate I'd give them chance to "catch up".

I agree with most on here that the warranty process is less than ideal, however there are off chances that it saves you thousands.

You'll want to print and save the SS-4 Letter that you'll have the chance to download at the end of that process.
