But today it is too new, too volatile, and institutions have absolutely no incentive to accept that risk.

I would suggest approaching the borrower on an accelerated pay out with an incentive.

Large apartment complexes flooded the market with inventory and are offering crazy incentives and amenities that crush the small landlord which can make finding a tenant challenging and often for less than market rent. 

They will just wait for you to cancel the contract and offer on the listing themselves. 

I will say anyone offering this should be giving you all the pros and risks of the flint marketplace.

@Matt SchreiberWe always joke, "if you pay cash, everything cash flows"....There are still opportunities out there and we've been able to get way off of asking for clients here in Reno, NV with the right seller and right offer. 

If you are willing to live in urban areas you may want to talk to a local bank in your market and see if they have any incentives or grant loans for certain areas.  

This might balance immediate compensation with performance-based incentives.
