Is Denver over-saturated for mid-term rentals or is there still demand?

I tend to shy away from homes over ~20 years old to buy and hold for long term renting.

Sometimes a 5-10 unit DSCR loan is solid terms, but I'm quoting 7.4% ish for 5+ unit, DSCR.

As noted I drank the cool aid on the high return higher risk and for me was not what I wanted .. now all we have is a few top shelf and I like that no calls values hold exit is real etc etc..

If you can find a fixer at a good price, with room for an ADU, and the comps are good, then you have a deal.Are you planning on flipping or long-term holds?
