It takes years, years upon years, or hard work, smart work, dedication, vision, fortitude, buckets and bukets of sweat, tears, and doing the tough work one dosn't "want" to do all just to build a company to "ok", to a place where it can really start and take off.

I have no clue on the percentages, however, most people don't have what it takes to landlord properly, nor do many have the fortitude to deal with stress. 

If you do figure out an arbitrage strategy, you will make some temporary profits but eventually the computers will detect your wins and start front-running your trades.It helps to have an advanced degree in Math/Physics/Statistics, access to sophisticated simulation software to back-test your trading strategies, and the intestinal fortitude of a Navy Seal :)

I highly recommend this path if you have the social fortitude to live in areas that the rentals make the most sence, and you do not mind moving regularly.

Furthermore, vetting the right managers/syndicators is an art in it of itself and requires patience, fortitude and education. 

I have limited knowledge on it but I possess a strong work ethic, sales experience and supreme intestinal fortitude. 

They can only raise the rate on the parking meter so high before the intestine stretcher at the Polish Sausage Factory wont park there anymore, so I guess they've moved on to double dipping landlords to pay for their "nuclear free zone" signs!
