As an aside, I’d say that your goal should be to instill a feeling of responsiveness and empathy with your new tenant to set the tone.

I can't speak for all offices, but I know from the offices I've managed and the core principles that are instilled to all offices, that profit is generated from a set price, down.  

Reputation is most important for after instillation service.

One thought I've entertained, is possibly including something about if they recipient doesn't meet the profile, but are interested in still selling their property, that we are professional realtors and can assist them with that as well.

Somehow it got instilled in me that having a paid off house was the only way to go, but with today's market conditions (and liability risks), equity is not always better than cash flow.
