My advice is focus now on building your branding, business and client base in real estate.

Until now I've focused on distressed single-family and small multi-family properties for rehab into rentals (BRRRR).

That approach makes a lot of sense—focusing on key value-adds like bathrooms, curb appeal, and open layouts can really improve returns.

Currently researching the best markets to focus on and would love to hear insights from others on whats working for them.

This is exactly what we coach investors on when they are focused on scaling.

My suggestion would be to consider the properties you're purchasing and focusing more on ways you can drive up the value of each property more quickly.

It is a full time job and not worth it unless seen as your main focus in my opinion.
