The main issues a lot of investors/PM's run into is the inspection period since Section 8 inspections are no walk in the park.

My walk through estimate was roughly 60k, Hard money was 12%.

Some operator takes some pity on me and says I can do some of this expedited and in person but only at Lake Zurich, Mount Prospect or Springfield walk in. 

In fact, I don't know of any system that allows smartphone access without Wifi. and, I did some simple math, one refrigerator walking out the door in the middle of the night and it's $1,500 or squatters shooting drugs and it's major headache time.

I personally walked and researched every property prior to investing to understand what I was buying, what could be done to add value and what I should expect in cash flow and appreciation.Learning what makes a good investment for you is absolutely necessary. 

Because I haven't been confident on my calculations for ARV & Rehab or How exactly to fill out a contract going about things the CORRECT way. if interested in working together, or even mentoring, giving some advice, or walking me through my first deal would me supper helpful and is very appreciated.

@Christin Dorfling it's not if you're willing to go there as needed at least to get started - build a network, go to meetups, walk properties, meet people, etc..  

Residential investing is not rocket science, knowledge is not the issue: there are many good books out there that walk you through every detail you need to know.

To be clear, the potential guest involved wanted to walk through the rental prior to booking it. 

I can provide support of checking in on contractors, staging rental properties, walk potential leads to give you an idea of the property in person or what the area is like, meeting with agents, and drafting scope of work for projects.
