There is no way the color of the new shingles will match the color of the old simply because the existing ones are discolored due to the sun and weather.

In addition to replacing all fabric items, replace plastic items too that have become discolored or have absorbed the cigarette odor, such as outlet/switch covers, smoke/CO detectors, etc.A key factor is how long the unit has been affected by the cigarette odor and to what extent.

Tenant found this 2 ft piece of  plastic coving loose and behind it the sheet rock was discolored and had some signs of mold,,, she called out mold inspector, didn't mention it prior to notifying me, I had to pay for that test..test came back within normal limits, but suggested the dry wall be removed and coving replaced.

I started seeing a discoloration at the bottom near the doors on both sides (french doors).

Most of the time I have used a dark stain as it will hide the discolored areas.

The result is water running down between the cabinets and linoleum, now you have wet sub floor, discolored linoleum and eventually chasing down mold issues.

She paid for it and I did not reimburse her.Test showed mold was at normal levels no hazard but mold guy actually peeled some of the rubber baseboard off the wall next the a sink / toilet area which from use over the years had some discoloration behind it.

ALL faux wood blinds discolored and Levelor replaced, within a year they all discolored again. 

Sometimes if it's been raining a lot, the water at one of my cabins will discolor; I've found the best policy is just to tell the guests what's going on, and assure them the water is clean/safe for the hot tub/bathing.
