I do not use a property management service to advertise and have always used Zillow to advertise, previous references, housing records, credit checks etc

Omni Key sells mainly single family with some duplexes, and advertises off market deals on new construction and in fill properties.

You also need a leasing agent, unless you are going to advertise and screen tenants yourself.
