It is impossible for us to tell whether contractors are making mountains out of molehills but what you are describing is the norm on older homes

Also, I wanted to convey that the type of investor I describe should on;y accept a quality tenant well above what’s typically considered acceptable in the industry.

I think the view in 2022 was these high rates are the outlier environment.

They will be your BOG (boots on the ground) to be able to view the property.I will say that I did buy my current primary residence abroad and it wasn't fairly complicated, I would just do some things differently than I had initially anticipated if that makes sense.

Their communication can be described at best as mechanical.

I landed off of Highway 64 between Cashiers and Highlands - so good proximity to both without a daunting drive to get to a great view. 

That's my two cents, I'm sure there are other views.

The property, though is not beach front, nor does it has ocean view, is just a short drive from some of the best beaches in the west, which are great for surfing, snorkeling, SCUBA diving.

It could even be (more) interesting from a lifestyle point of view as you'll get to stay in different cities/houses every time you go.
