Rents were higher weekly, than if they paid monthly. 25 units in Knoxville, TN with a mix of cottages, duplexes and a six unit efficiency.We converted it to monthly renters, lowered expenses, billed back utilities  to the residents.

Looking at a property for a primary residence that has an income generating cottage (STR) on it.

I am a crossroads and could use some advice on whether or not to build a attached garage on the cottage?

First time parents, start-ups, the FTB credit, that is a lot of cheese being spent there.

Less crime, less extortion, better fishing and SCUBA/snorkeling, and a good mission in Loreto.I am interested what others have to say about the effort and profitability as I would love to have a STR cottage on the beach in Loreto. 

The house appears to have been a small cottage, and then a modular building addition attached in what I believe was 1991. 

Every time I hear 1% cash flow I stab myself in the arm with a pencil - my arm looks like Swiss cheese now....hahahaSince you're in Gilbert, why not invest locally where you can walk properties and you know that area?
