I'm starting with fix & flip and will be the CM/GC on all projects, so I know I will need builders risk and other insurance, whether temporary for a project or continual if I flip frequently enough, not to mention owner's/landlord insurance.

Sorry for the angle, the damage to the below 2 vinyl tiles goes about 3-4 cm underneath the surface of the floor.
