The January 2025 report from the Austin Board of REALTORS® (ABoR) shows stable housing prices and balanced market conditions in the Austin metro as we start the new year.

Working in a busy property management company, I'm often asked for advice on camera and alarm systems, and in rougher neighborhoods sometimes it can be a toss-up on whether to keep a property boarded-up between showings. 

If you are both not fully on board, your spouse will resent you because this was not his/her idea and you are still living on concrete floors or sharing 1 bathroom, etc. - just the inconvenienced existence of fixing up one project at a time.

I currently work with investors who are looking to invest SFH/LTR that are turn-key ready and manage for them on the back end, so I see a lot of benefits in that market across the board. 

Destroying the house calling board of health for tenant damages and literally every little thing creates huge expenses.

As stated on their gov website: “FHFA is responsible for the overall management of Fannie Mae and Freddie Mac and has informed the Enterprises which decision-making functions should be performed by the Enterprises' boards of directors and/or management teams.

This group is an incredible collection of midterm rental hosts who support one another by offering advice and suggestions, being a sounding board for each other, offering mentorship and collaboration opportunities and share our respective networks.

If you do it all above board, you would pay taxes on the rental income received and your daughter would be using post-tax dollars to pay rent which isn't the most efficient.

RE was a good spring board for me while my career outside RE was ratcheting up.
