You didn’t mention the property or deal specifics, but for many deals in the recent years, there have been amazing and unusual gains due to multiple unnatural circumstances.

Funny thing - I was with Compass until relatively recently (March/April 2024) as well.

Even with our recent price increase, this discount gets you up and running for less than our 2024 price.

I was drawn to this deal because of the location in Harlem, which has seen a significant revitalization in recent years.
