If my appropriateness meter is mis-calibrated, I'll sincerely apologize for being inappropriate.

The law is written the way it is to discourage inflated appraisals...not to precisely calibrate a true market value.

And the calibrated question leads to an open ended response.These are just 2 examples the possibilities are endless!

Submetering in most states is acceptable based on actual usage and meter calibrations every few years.You also must check the water quality of your well water frequently.  

I try to use the down time between purchases as opportunity to network, learn, and re-calibrate the action plan.

Your cost per unit should, at worst, be the same between the residential buildings (3-4 units) and a small multi-unit (12 - 24 units) - provided the sizes, amenities and finishes are the same calibre.

It helps everybody calibrate their advice to the next person.I'm not sure that installing it over the carpet like that was even legal (building code), but there you go.
