I'm not interested in tying that much money up in a single property.I am not looking for any current income.

In tis regard VAs are not special and should not be treated as such. 

No sense in tying up all your cash in one deal when you can leverage it in multi deals

No sense in tying up your capital and having to pay into the property on top of that.Disclaimer: I'm newbie investor but it doesn't take a rocket scientist to do basic arithmetic.

If renting a smaller space, signing a personal guarantee and not asking for the landlord to foot the bill for $300k in TIs, you should be ok
