Im having trouble with my real estate class problem

My real estate investment class professor gave us an assignment of developing a pro-forma analysis for a property but only giving certain figures. It reads:

" Typed, Double Spaced, 3-pages max not counting figures and pro formas.

$4mm expected SNOI

Of that $320,000 in leasing commissions and $400,000 in TIs per year.

Broker says his client is asking $70mm

Tell our Directors why or why not this investment giving a full detailed analysis as to why using the tools we’ve developed in this class so far."

I am having trouble creating a pro forma around this situation. I currently have it as a Strip Mall type property. If anyone has any insight on developing a pro forma and analysis around these figures that would be awesome!
