Can the one with the conventional loan still close if appraisal comes back less than $100K.Can they give you proof of funds to manage that appraisal gap.Any option periods for either...Does the cash buyer really have what I call cash cash, in the bank cash, dollar bill cash....or are they really borrowing the money....hard money....I see these crash and burn all the time.

Came back less than 2 years later and haven’t looked back.

The appraisal could negative impact your DSCR ratio if it comes back less than you anticipated. 

I will say Legal Shield is a very inexpensive way to attempt to get some more of your money back.  Less

When you go to refinance at 65% LTV you will get $162.5k back…less closing costs…less the $120k you owe the lender …less fees and points you owe to that lender ….in this case you only walk away with $20k ish.

No better way to understand the back, less glamourous side, of real estate investing then working at a Property Management firm.
