The tenants seem to love it and can put down area rugs if they want carpet.

The most fool proof, rugged, and bombproof locks I've used have to be the Schlage locks that have a physical deadbolt you turn. 

Always hard to hear the heartbreak/horror stories of STR investors being on the wrong side of regulations/permitting and/or getting the rug pulled on them. 

That's about how many overall residential homes are on the market along the entire 400ish mile long rugged and majestic Oregon Coast at any given moment. 

Worst I can remember being pee on a rug that had to be replaced.  

I'd add hardware and throw down a small rug (with antiskid mat under it). 

If people want carpet they can add area rugs. :)

Usually just a large potted plant, a standing lamp, maybe an ottoman and a large area rug.

Not sure if she's ever started a lawn mower or shoveled a sidewalk, and not sure her dad will drive 45 minutes to do so.House really seems better suited to the couple, but have an inkling to single woman might be a bit more chill with maintenance stuff has a history of living in some pretty rugged places.
