@Eric Smith A 1031 exchange with a related party is possible but comes with strict IRS scrutiny and holding period requirements.

Just saw the news , over 1000 structures destroyed and possibly 28,000 in danger . 

I would recommend starting in your backyard and hone your skills if its possible, I know some markets have an extreme HCOL which may make it unfavorable in your case.

Now that house has been rented out for the past two years, and I want to buy another possible duplex or triplex to house hack.

Between now and then, I am committed to learn and connect as much as possible!

I made a few thousand less than expected but I figure that's just the cost of doing business sometimes.Based on my experience I wouldn't let the remote possibility that a homeowner might go into greed mode dissuade you from doing these deals.

BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.

The possibilities are endless really. 

House hacking could possibly at least cut that painful expense so not saying you shouldn't do but really watch your numbers.
