Senate Bill 133 really limited what title co's could provide real estate agents, and while those limitations technically don't apply to investors, most title co's are only in the business of providing lists to agents, so for all practical purposes the lists are very limited.

It is my view, based on the rationale of the 15 year exclusion and based on what senator Weinkowski indicated, that it is an interpretation that does not match the intent of the law makers.

It is my belief that jurisdictions that are applying rent control to existing units that are over 15 years are mis applying the rule and I base my opinion on 1) what senator wienkowski has indicated 2) the rational of the 15 year exemption (to not discourage adding units).
