I have 2 SFRs that are performing well, appreciating nicely but I'm itching to get the capital out of them to scale to bigger deals.

Once I moved out of state and the house had appreciated in value significantly, I sold it for a profit and now I'm itching to do it again.

We surely got the itch, but luckily for us patience is the one thing we do have lol 

This would let you satisfy your 1031 exchange requirements but also scratch your conservative itch. 

It is an easier flip market, but flipping is a job (you do the work and make the profit at selling without ongoing profit source).We are getting the itch to purchase (this is our longest duration without a purchase since 2010) so will likely purchase something different than anything we have purchased previously and with lower expectation of return than we typically expect and achieve.  

Just the process of searching for my new primary residence has ignited what might soon become an addiction, and I'm itching to get started.

Currently 3.5% so definitely not itching to get rid of it tomorrow. 

I am currently on a 6-month digital nomad trip to scratch the travel itch now so that I can live in a house hack for the requisite year without going stir-crazy (well, maybe a few short domestic trips throughout the year if I find a good deal on a flight).

Maybe focus on building that business up first, which will help scratch the entrepreneurial itch you have.
