Seeing townhomes at $50k above comps from 3 months ago Perhaps widen your search area..maybe Van Nuys, Lake Balboa, Tarzana , Encino or others like Granada Hills etc...you will find something and if your realtor is extra sharp that helps.

Flipping 25 houses seems like quite the accomplishment.I'm based on SFV too (Granada Hills) but I travel all over the valley (all way from Chatsworth to Sherman Oaks) and would love to see some of your work.
