Red flags include..I want to move in early....I want to do a long term lease...I will pay you in cash....I will pay a double security deposit...I will pay multiple months in advance.....These are big reds flags that applicants will use to sweeten the deal to cover for something else..... its the carrot to lure you into the trap.

As long as it is measured in Carats or Karats (not carrots) it would be appreciated!

One needs to know if stick trick does not work, use carrot which is a bonus.

If you are worried about how long the work will take, add a carrot/stick clause.   

Is he really that disorganized and in over his head, or is he just doing the absolute minimum he has to to keep investors following the carrot for as long as he can?

Much of what we read, such as "10 Steps How to Make a Million Dollars in Real Estate in Less Than Six Months" or various similar "carrots" that get dangled infront of us, is deceiving in terms of how hard it is, how long it takes, how frustrating and lonely real estate can be.
