The Hudson River is an attraction for towns like Kingston, Saugerties (think Woodstock), Hudson, not lakes per se, but a major draw for city folk. 

From tax perspective:1) Flips - Generally, If you expect to make more than 50k in a year from flips, S-corp will save you SE taxes ( 15.3%).2) Rentals - LLCs are the best for rentals.

Rehab can be time consuming if you try to maintain its character per se.

You don't have a "team" per se.

Now should anyone pay 20K for a per se guru.

Auction.com isn't actually auctioning off the sale of the property, per se.

I love my day job, so I'm not trying to escape the "rat race" per se, but am building a real estate portfolio on the side - because it's fun, and who doesn't want financial independence?

I think that is were many buyers who are starting out kind of get in between a rock and hard spot they are not really ready for prime time.. and of course not saying this about you per se but I see these real estate agent bashing threads and usually its the person writing the thread that does not understand how the real estate business actually works.
