Hey Everyone - We like to do surveys from time to time to get your feedback in an effort to see how you're using the site and to learn how we can improve BiggerPockets.

I like his books because for a PhD, he writes in a very easy to understand format and he uses surveys for his data.

Both make word done on the house, especially modifications, more expensive.Did you obtain an asbestos & lead survey before buying?

The nerighboring property owners have crossed their survey lines right over my two relatives.

I've gotten out of title insurance and surveys by producing the ones I already had from the purchase.  

@Guy Gimenez   on those 4 properties I bought yesterday in TExas  there were surveys on each one.. why do you do survey's on what looks like lot and block descriptions..I understand survey requirements for the properties I buy in Charleston for example because the plats are from the 1700 to mid 1800's small little lots with lots of encroachments.

My banker is noncommittal until he sees the survey and elevation information, but I think I want to pursue this even though it is low lying and may start shopping the Fannie/Freddie lenders even though this may be small fry for them.

The most authoritative vacancy & rent survey for the Denver Metro area was just released by the Apartment Association of Metro Denver (AAMD) for 1Q 2016, and since BP'ers are such data driven individuals, I thought I would share.Here is 200 pages of all of the data you could imagine.  

I didn't see the garage issue, use type easements won't cover encroachment of a building, you may need some fancy surveying, a minor sub and conveyance or remove it.
